Landlord Terms & Conditions for doing business with Nayarit Living

​

After a year of running our business in the Nayarit area, we’ve learned what works and what doesn’t regarding the investment of our time. In the beginning, we offered our marketing services for free. We didn’t request any funds up front, and if the landlord found a tenant on their own, we did not get paid. This structure is not mutually beneficial. We firmly believe that a partnership must be good for both parties to be considered successful. Therefore, for the sake of transparency, we have detailed our terms and conditions below for Landlords looking to do business with us.

1. A $10,000 peso marketing fee is to be paid upon our initial visit. This is non-negotiable. This service includes:
 

  • An exploration call with the landlord, as well as a site visit. During the site visit we will stage the unit accordingly and take pictures and videos. We do not and will not provide cleaning of the unit in order to take footage. We ask that the unit is properly cleaned and ready to be shown.

  • We will write creative content.

  • We take pictures and videos of your unit and will compile the video footage into one or more videos that are dubbed with music and uploaded to YouTube www.youtube.com/@nayaritliving 

  • We will create and upload a dedicated post to our website and Facebook business page. We are currently receiving over 900 unique site visits weekly, with the average person spending 7 minutes on our site.

  • We will send out an email blast to our followers. Our current click rate on new eblast is 75%.

  • We will upload the listing to approximately one dozen social media sites.

  • We will handle 100% of the correspondence associated with our marketing blasts.

  • We will pre-qualify the clients.

  • We will manage the contract between the client and landlord, and collect deposits if necessary.

 

2. We will only handle rentals that are either a one-year term or a minimum of 3 months in the high season, and must include January, February, and March. We do not offer our services for anything less than the aforementioned.

 

3. Our rates for a one-year lease will be equivalent to one months’ rent. Nayarit Living is to receive 50% of their commission upon receipt of a one-month deposit, and the balance upon full payment. Or 100% if securing more than a one-month deposit upfront. Rates for the rentals will be discussed and established in advance.

4. Our rates for any rental less than one full year will be 15%.

5. If the landlord secures a tenant while under contract with Nayarit Living, they will pay Nayarit Living a 10% commission on the total rental amount.

6. We are not interested in offering Property Management services. If you require this service, we could potentially make recommendations.

​

7. We ask that landlords ensure their properties are fully furnished and stocked, and in perfect working condition. It is also important that landlords are available to respond in a timely fashion should something need immediate attention. We will be here to assist, but are not looking to deal with issues that should have previously been addressed.

8. We have a Rental Management agreement clearly outlining our terms. This must be signed by the landlord.
